Casa Coquina is a luxury single-family residence envisioned for a vacant site in North Bay Village. The project originated when a trusted General Contractor—having successfully built several of our prior designs—assembled a group of investors and engaged us as the Architect for their first ground-up speculative home.
Guided by the developers’ objectives, the design maximizes the site’s buildable footprint while maintaining a disciplined, tropical modern expression. A restrained material palette was intentionally selected to balance architectural clarity with construction efficiency, ensuring both visual impact and economic viability.
Central to the concept is a seamless integration of indoor and outdoor living. Expansive openings and flexible overhead sliding panels allow the primary living, dining, and kitchen spaces to fully engage with the surrounding landscape and with each other or close off for more private spaces of secluded comfort. Recognizing North Bay Village as not only a destination for people, but also for native wildlife, the landscape strategy was carefully curated to attract butterflies—imbuing the home with a dynamic, living layer of natural beauty.
The program includes five bedrooms, five-and-a-half baths, a generous primary suite, and a rooftop deck offering elevated outdoor living. The overall vision was to create a residence with broad market appeal—equally suited for end-users seeking a refined tropical lifestyle or investors prioritizing a compelling, design-forward asset.
While nearing completion of the permitting process, the developer tested the market by listing the project pre-construction using our drawings and renderings. The response was immediate: the property received an offer from a buyer seeking to acquire both the land and the design. With appropriate compensation, the plans were transferred, resulting in a successful and efficient outcome for all parties involved.
